LUX House Hunters - Exclusive Buyer Agents of Long Island provides exclusive fiduciary duties to home buyers. Our agents avoid the conflict of interests that arise when the same firm attempts to represent both buyers and sellers (known as dual agency). We are members of NAR (National Association of Realtors®) and NAEBA (National Association of Exclusive Buyer Agents). NAEBA was created to fill the void faced by home buyers and to provide a professional association that would further the standards and ethics of fiduciary duty to buyer-clients. Lux House Hunters firmly believes in this. As Exclusive Buyer Agents, we are recommended by HUD, Kiplinger’s, Consumer Reports, NerdWallet and many other entities and publications.

Our Broker’s Procedures Policy: “Please be advised that prior to showing any purchaser a property: (1) we require an interview and identification from a prospective purchaser, (2) we require a purchaser to sign an Exclusive Buyer Agency Agreement and (3) we do require a pre-approval for a mortgage loan or proof of funds in order to show a purchaser properties.”

We keep your personal information and your finances confidential. We are compensated the same way as a traditional real estate agent, so there are no additional fees for our service. We never take listings, never represent a Seller, never have any conflicts of interests in representing a Buyer, and never practice Dual or Designated Agency.
